200 million changes the face of the Necchi industrial area in Pavia
Project unveiled for the area north of the city, which has been abandoned for more than 20 years 80% clearance and demolition, construction of the new district will start in the second half of 2027
A 200 million euro investment on a total area of 112 thousand square metres, between the former industrial area, the railway yard and the 'Navigliaccio'. This is the triangle north of Pavia where, for much of the 20th century, the Necchi factories, a historic sewing machine company, operated.
The area - with the exception of the railway part, owned by FS - had been in a state of abandonment for over 20 years, and after being purchased at auction for EUR 4.8 million in 2019 by the company Supernova (at the time 'Pv 01 Re'), it had been the subject of a lengthy demolition and reclamation operation. In recent days came the presentation of the masterplan: residences, offices, student halls, commercial services and parking spaces and green areas thanks to a 200 million euro financing, all to be paid for by Supernova.
The entry of the redevelopment company in the area immediately moved the municipal administration, which was already well aware of the urban planning opportunity provided by the location of the former Necchi factories, situated in a strategic area on the railway axis from Milan and close to the San Matteo hospital and the University of Pavia. It is precisely here that the new Pavia Nord station will be built.
Thanks to the urbanisation charges and funds allocated by the Lombardy Region, the municipality will contribute to the revitalisation of the area with the construction of three public works: a radial road connecting the East ring road, Viale Repubblica and the centre; a cycle-pedestrian subway that will make it possible to overcome the area blocked by the tracks; and a footbridge over the Navigliaccio connecting to the hospital.
The dialogue between the administration and Supernova has also made it possible to include in the master plan more green spaces (which, with the public areas, add up to over 40 thousand square metres) and subsidised housing (almost 9 thousand square metres), which will flank the 350 flats, 450 student rooms, and over 18 thousand square metres of office space. The project also includes three new squares and a network of internal connections linked to the Naviglio Pavese cycle path and the VenTo cycle route.
