Arrow Global strengthens its Italian property platform and acquires Borio Mangiarotti
The long-established Milanese property development company was wholly owned by the De Albertis family, who in 2024 had reacquired the 20 per cent stake that had belonged to Värde Partners since 2019
Key points
Following the competition authority’s approval last March, Borio Mangiarotti has officially come under the control of Arrow Global. The British group, one of Europe’s leading players in alternative asset management specialising in private credit and property, has announced the acquisition of the long-established Milan-based company owned by the De Albertis family, thereby strengthening its presence in Italia and consolidating the property platform it has developed in the Lombard capital.
The transaction represents a further step in the growth strategy of the group led by Zach Lewy, which in recent years has focused on the acquisition and development of local operational platforms in key European markets. The aim is to combine industrial expertise and financial capacity, increasing direct oversight of property development activities and strengthening the ability to identify new investment opportunities.
The new Borio Mangiarotti Reim division
The group, led in Italia by Marco Grimaldi, is now focusing on continuity. Arrow Global Italia’s real estate division will be renamed Borio Mangiarotti Reim, led by Donato Piscuoglio as CEO. This division will bring together all project and investment management and asset & development activities, with a particular focus on the development process, cost monitoring and the timings of property projects, including those originating from distressed assets. The general contractor division will be renamed Borio Mangiarotti GC and will be led by CEO Edoardo De Albertis, whose role will complement investment activities throughout the project lifecycle, with a focus on general contracting services, including for third parties.
A family-run business with a turnover of 115 million
For Arrow Global, the acquisition of Borio Mangiarotti means taking on a company with over a hundred years of history and a well-established role in Milan’s urban development, having completed over 500 buildings since it began operations. Founded in 1920, the De Albertis family-owned company has established itself in the property and general contracting sectors, building up extensive experience in the construction of residential complexes, urban regeneration and the management of complex property projects. With revenue of 115.2 million recorded in 2024, the company is involved in some of the city’s most significant property developments, including the former Trotto site in partnership with Bain Capital Special Situations and Hines, the urban regeneration project SeiMilano, covering an area of over 300,000 square metres in Bisceglie, in the north-west of the city, and the Navigli Towers.
The company had returned to 100 per cent family control in 2024, when the De Albertis family reacquired the 20 per cent stake held by Värde Partners, the world’s leading alternative investment firm, which had acquired it five years earlier. Edoardo De Albertis, chief executive of Borio Mangiarotti, emphasised that joining the British group represents “an important milestone” in the company’s history. “Arrow shares our long-term vision for Milan and places Borio Mangiarotti within a highly complementary institutional platform,” explains the CEO. “Our knowledge of the local market and our expertise in project delivery, combined with Arrow’s financial resources and European presence, create the conditions for a new phase of growth and for the development of increasingly significant initiatives for the benefit of investors and partners.”
