Freehold properties: supply and prices are rising. Milan is the most expensive
According to the latest figures from Immobiliare.it Insights, the highest price is recorded in the capital of Lombardy (€4,276 per square metre). Rome follows

The rush for bare ownership has begun. And the market is expanding, with rising prices, supply and demand. This is what emerges from one of the latest studies by Immobiliare.it Insights, which examined trends in the key indicators of the bare ownership market in Italia and in some of the country’s major cities.
A growing sector
“The growth recorded over the past year confirms that bare ownership is becoming an increasingly key solution for managing property assets over time,” emphasises Paolo Giabardo, managing director of Immobiliare.it. “ “This arrangement is, in fact, capable of meeting diverse yet complementary needs: whilst on the one hand it allows owners to raise funds whilst retaining the right to use their home, on the other it offers buyers the opportunity to purchase a property at a lower price, with a view to medium- to long-term investment.”
Looking at the country’s five macro-regions, it is immediately apparent that prices for properties offered under a bare ownership arrangement are rising most notably in the North-West, up 6 per cent, and in the Islands, up 5 per cent. In the Centre, prices have risen slightly by 1 per cent, whilst they remain perfectly stable in the North-East. The South, on the other hand, is moving in the opposite direction, recording a 6 per cent year-on-year decline.
As regards supply, there is a consistent trend of growth across all regions, particularly in the Islands and the North-East, which have seen double-digit increases of +17 per cent and +10 per cent respectively. The South is up by 6 per cent, whilst availability has risen by 3 per cent in both the Centre and the North-West.
Individual cities
Looking in more detail at the individual cities covered by the study, house prices for properties listed as ‘nuda proprietà’ on the Immobiliare.it portal are rising almost everywhere year-on-year, with the highest increases in Genoa (+13 per cent), Bologna (+12 per cent) and Turin (+10 per cent). There were also increases in Florence (+8 per cent), Milan (+4 per cent) and Rome (+2 per cent). The only decreases recorded were in Venice and Cagliari, both down by 2 per cent.
