A modern, sustainable university hall of residence, built in record time. Camplus Brescia Lamarmora, the new university hall of residence developed by Pohl Immobilien – a South Tyrolean group specialising in the development of highly sustainable and innovative property projects – was officially opened today.

The new facility provides the city with 252 beds, spread across 122 single rooms and 65 double rooms, all equipped with en-suite bathrooms and kitchens. The communal areas include study rooms, meeting rooms, a relaxation area, a games room, a laundry room, a bicycle storage area, a garage and all the facilities needed to support a modern university lifestyle.

Built in a short space of time

One of the distinctive features of the project is the speed with which it was completed. Thanks to the use of XLAM construction technology, based on prefabricated timber structural panels, Pohl Immobilien completed not only the construction of the building but also the fitting-out in just ten months, demonstrating how the industrialisation of the construction process, architectural quality and sustainability can go hand in hand. The student accommodation project was, in fact, approved in July 2025 by the Brescia City Council following a motion tabled by Michela Tiboni, Councillor for Urban Regeneration and Sustainable Development.

Comprehensive regeneration

The student accommodation is also the first building to be completed as part of the wider ‘Brescia Urban Living’ urban regeneration project, which aims to transform the site of the former Magazzini Generali into a new contemporary neighbourhood. The masterplan, promoted by a consortium led by Pohl Immobilien, also includes the construction of a business hotel and new residential properties, restoring a strategic space to the city through an approach focused on urban quality, energy efficiency and the enhancement of the local area. In the park in front of the building, Pohl Immobilien has commissioned the internationally renowned sculptor Stefano Bombardieri to create a temporary installation entitled “Marta and the Elephant”.

“Every project we undertake stems from the belief that building means creating value for people and for cities,” say Hans Martin Pohl and Magdalena Pohl, who lead the company alongside its founder, Peter Paul Pohl. We are proud to have brought to life a project that combines architecture, sustainability and social value. The student accommodation in Brescia is much more than just a building designed to house students: it represents the first step in a wider urban regeneration project that will breathe new life into a strategic area of the city. Thanks to an innovative timber construction system, we were able to complete the project in just ten months, delivering not only the building but also all the furnishings, already installed and ready for use. This result demonstrates how quality, innovation and speed of execution can go hand in hand. But what makes us most proud is the vision underpinning this project. We believe in diverse and sustainable urban development, capable of bringing students, families and professionals together within the same neighbourhood. Over the coming months, the neighbourhood will continue to take shape with new residential developments, designed around a contemporary approach to living, featuring innovative amenities, shared spaces and a strong focus on quality of life; sales of these properties will commence gradually. For us, building is not just about constructing buildings: it means creating communities and generating lasting value for the local area.”

The project

The new student accommodation has been built on the site of the former Magazzini Generali in Brescia. The total investment amounts to approximately 20 million euros and is backed by the iGeneration fund, managed by Investire SGR (Banca Finnat Group), with participation from CDP Real Asset SGR, the European Investment Fund and some of Italy’s leading banking foundations and pension funds. The facility will be managed by Camplus, and 30 per cent of the beds will be allocated to students from low-income families at capped rates, as part of the measures set out in the National Recovery and Resilience Plan (PNRR).
