2024 was a year of great news in the real estate sector. First and foremost, the data on purchases and sales showed - in the second quarter - comforting numbers, after the market declines of previous years. The timidly positive increase in the number of mortgage contracts signed certainly contributed to this. Therefore, the picture has changed and the house is once again of interest to Italians as an investment. This is shown by the data on purchases of second homes and bare properties.
The second driving force was the Salva casa (law 105/2024 converting decree-law 69/2024) which, by simplifying certain building regulations, regularised minor discrepancies in often dated flats, putting numerous properties back on the market. It was also undoubtedly the year of news on short rentals, in terms of management and taxation, and the debate on overtourism, especially in large cities.
Alongside the convenience of tourist rentals under 30 days, therefore, the opportunity of transient rentals has emerged, which have been growing sharply. Basically, contracts concluded between landlord and tenant for temporary needs, mainly for study, work or care reasons.
