Cagliari, villas pushed by foreigners looking for second homes
From flats in the centre to villas overlooking the sea. With prices ranging from EUR 300,000 to EUR 1.5 million and more. A positive phase for the property market in Cagliari and the metropolitan area. And while in the capital the main requests are for flats in the central areas, requests for larger homes are directed towards the hinterland. In the coastal areas, demand for prestigious properties is consolidating. Buyers from abroad, particularly from Germany, France, Switzerland and the United States, as well as from northern Italia, are focusing on the purchase of second homes
Alongside the first home segment, the prestige property segment also continues to show signs of vitality. "On the basis of data processed by Remax, detached villas and panoramic properties in the coastal areas and in the most exclusive areas of the metropolitan area," Remax points out, "intercept a national and international clientele with average budgets of around 1.5 million euro, confirming the strong appeal of Sardinia for those seeking high-level residences in particularly valuable landscape contexts.
Then there is the villa market, marked by a strong difference between north and south and more generally, as Remax broker Cristiano Sabattini points out, "between the east and west coasts. The quotations and positioning of high-end properties are not uniform and reflect very different characteristics of the individual territories".
The high end remains Northern Sardinia, particularly the Costa Smeralda area, which historically represents the reference point for the island's high-end property market. This area is home to some of the most prestigious properties in the Mediterranean, with prices and architectural features that are difficult to replicate in the rest of Sardinia.
"In the last five years, however, a very interesting phenomenon is also being observed in southern Sardinia, where the villa market is experiencing a phase of strong growth, driven above all by the interest of foreign customers," Sabattini continues. "In particular, there has been a significant increase in buyers from countries such as Poland, the United States, Germany, Switzerland and France.
