Concrete Investing launches collection for Adda 11 in Milan

The expected Roi is 24.7% against an expected holding period of 27 months. 3 million of subscriptions reached so far

Concrete Investing, the crowdfunding platform specialising in raising capital for investment in real estate projects, announces the collection for Adda 11, the residential building in Via Adda 11 in Milan that will undergo a light renovation to improve its standing and adapt it to the area.

"For this new transaction," reads a note, "which has a limited urban riskiness due to the fact that it does not involve complex administrative procedures, Concrete Investing expects a maximum funding of EUR 4.5 million, with an expected Roi of 24.7% and an expected annual return of 11%, and an expected holding period of 27 months. The offer has already reached EUR 3 million in subscriptions from more than 200 investors'.

Renovated in 2018, Adda 11 rises five storeys above ground level, with a portion on the ground floor designated for retail activities. The property is located in the modern and well-connected business district of Porta Nuova, which over the years has increasingly developed a high-profile residential and hospitality component. Thanks to the project promoted by the Fide Group, the asset will undergo a multi-stage restyling consisting in a light renovation with fine finishes and the enhancement of the common areas and the façade, a new lighting design and the optimisation of the heating/cooling system, the creation of a large condominium entrance, as well as a gym and a condominium laundry, and the possible development of the three retail spaces facing the street side.
The renovation work will start with the beginning of the new year and will last an estimated 9 months; also in January 2025, the marketing of the units will be started, for which the Fide Group will appoint an operator of primary standing.

In almost five years of operations, Concrete Investing has financed 31 real estate transactions, with approximately EUR 60 million of capital raised, more than 3,800 investments managed and 15 exits realised, for a total amount reimbursed to investors of more than EUR 33 million and returns in excess of traditional markets.
