Condominium, the administrator must be certified and have a degree

The theme of the professionalisation and certification of condominium administrators was at the centre of the proceedings of the 12th Anaci legal convention, held in Baveno, organised by the National Study Centre, directed by Edoardo Riccio, in front of an audience of around 500 professionals. The focus on the benefits of associationism, in particular, pointed out relevant aspects, starting from the changes that Anaci itself has urged on politics, implemented in the project law AS 1816, first signatory the Legahist senator Paolo Tosato, who spoke by videoconference.

"We started from the observation of the operational difficulties of the category," he said, "by identifying some areas for action: the duration of the assignment,sanctions, security, management of arrears, and the introduction of tax deductibility of the costs incurred to pay the administrator's fee (for the main home), up to a maximum of EUR 500 per year.

Among the requirements for carrying out the job is the obligation to be uni 10801:2024 certified: "all Anaci administrators, since 1998," specified national president Francesco Burrelli, "have been Uni certified: it is a guarantee of competence and professionalism that cannot be ignored, to which I would add the mandatory requirement of a three-year degree. The condominium has changed and the administrator must also adapt. Today, buildings are more workplaces than in the past, just think of our homes where we work in smart working. Buildings, where we live and work, must be increasingly safe, healthy and efficient'. Uni national president Marco Spinetto also insisted on the new responsibilities of the certified administrator: 'he is increasingly a mediator and a moderniser'.
