Corales, five-star luxury in Tenerife villas

A complex of dwellings with swimming pool starting at EUR 1.7 million with a hotel management formula is on the way

A real estate development that marries investment in high-end hospitality. This is where the Deceuninck family started from when they chose Tenerife as their destination to realise their first real estate projects with a tourism matrix with the Reyes real estate branch and the Corales brand.

The Belgian family started out in real estate-related businesses, primarily the window and door business with the company Deceuninck, whose shares are listed on the Brussels Stock Exchange. Some small residential real estate projects were also realised in Belgium and then they chose the Canary Islands as their destination. It is here on the Costa Adeje, in the southern corner of Tenerife, that the Royal Hideaway Corales beach and suites project first took off, built in 2018 just a few steps from the sea, while the development of the luxury Royal Hideaway Corales Villas on the hillside in La Caleta is currently proceeding at a rapid pace. The first building by the sea is an avant-garde, all-white structure that contrasts with the island's black volcanic beaches and the forests of cacti and succulents that dominate the vegetation. It was deliberately designed to resemble a cruise ship and brought luxury to an island built a lot, often without care or taste, to attract tourists from northern Europe.

"Our villas were opened in March 2025," Laurenz Deceuninck told Il Sole 24 Ore. "Just over six years ago we opened the suites that are still managed by the Barcelò brand. The contribution of the architecture firm was important. The villas were designed by architect Leonardo Omar in collaboration with the Greek K-Studio with attention to detail, design and the surrounding natural landscape.

The villa complex is still to be developed. At the moment, hotel rooms have been created in the lower part of the complex, where the spa, gym, one of the restaurants, Bonfire, and 21 villas with private pools overlooking the ocean, also managed by the Barcelò brand, are also located. The complex also houses the Cráter Identidad Canaria restaurant, a homage to the flavours of the archipelago. And it is the catering that is the flagship of the group, which boasts several restaurants, including starred ones, in this resort. More villas are on the way, 19 in all, plus six Royal villas, 16 flats and five penthouses.

'My father loved Spain,' says the interviewee. 'He found a piece of land and started to build aparthotels. This is our formula'. The villas are for sale and buyers can keep the property available for up to six months and the rest of the year leave it under the management of Barcelò. which rents it out to its clients. "The return on investment is 3.5 to 4 per cent," says the interviewee. "But you have to consider the growth in the value of the flat if you resell it, as happened in past years with the first structure houses. The costs, with taxes and insurance, are around 3,000 euro per year and also include management and maintenance'. The prices of the villas range from 1.7 million for two rooms to 2.2 million for three rooms.

The brand wants to expand further in the Canaries, but the team is also looking at other islands and the mainland. "I would like to replicate our formula in Italy and Greece," says the interviewee. "At the moment we have been looking in other Canary Islands but we have not yet found the right location. Our formula is quite unique and it is not certain that the Italian market will welcome it. At the moment in several markets, including the Italian one, competition is high and the seasonality not long enough for projects like ours'. Let's not forget that the climate in the Canaries is like a year-round spring.
