Croatia, boom in demand for holiday homes

Cheaper property prices drive demand for second homes

With the arrival of summer, the desire for a house by the sea is growing, and there are those who look beyond national borders in search of opportunities. Especially in Croatia, at least according to joint research carried out by the two portals, Italian and Croatian, Immobiliare.it and Indomio.hr.

Rovinj in particular appears to be the most desirable and expensive location, according to the study, but compared to Italian locations such as Forte dei Marmi, the price of beachfront housing is rather lower, at less than half. Located on the western coast of the Istrian peninsula, it has seen its sale prices rise by 11.1% compared to last year, and today the average cost of a property reaches almost 4 thousand euros per square metre (but in Forte dei Marmi the demand is 9 thousand).

Right behind Rovinj, Umag (Umag) and Poreč (Poreč) occupy the second and third places, respectively, among the favourite destinations of Italians. Umag, located in the northern part of Istria, has an average price of EUR 3,785 per square metre, with an annual growth rate of 7.4 per cent. Poreč, some 30 kilometres from Rovinj, has an average price of 3,488 euros per square metre, an increase of 4.4 per cent from last year.

Novigrad (Novigrad) and Pula (Pula) close the ranking of the top five most searched cities. Novigrad is the second most expensive location with an average price of €3,833 per square metre, up 5.8% year-on-year. Pula, on the other hand, is the cheapest of the five, with an average price of EUR 2,666 per square metre, despite a significant increase of 11% year-on-year.

The comparison with Italy

Compared to the main Italian seaside resorts, Croatian cities are much cheaper. For example, in Sorrento the average price for a house near the beach exceeds 7,500 euro per square metre, while in Alassio it is almost 5,700 euro per square metre. Locations such as Riccione (4,100 euro per square metre), Jesolo (just under 4,000 euro per square metre) and Cervia (around 3,900 euro per square metre) have prices closer to those of Croatian cities, but are still higher than many of these.

On the other hand, with a lower average price per square metre than the most attractive Croatian resorts - with the exception of Pula - are Viareggio, Bibione, Rimini and Alghero, with average prices of EUR 3,000, just over EUR 2,800 and EUR 2,700 per square metre respectively.
