Ctp: 1.5 million square metres to be built by 2030 (100,000 ready by February)
Managing Director Agostino Emanuele speaks. As part of the 1 billion investment plan, the development pipeline is extensive, with 70 per cent of the investment allocated to the North and 30 per cent to the Centre and South
Almost 1.5 million square metres to be built by 2030 – comprising new builds and the refurbishment of existing properties – from Padua to Bari, representing an investment of 1 billion euros. CTP – Europe’s largest listed owner, developer and operator of logistics and industrial properties – announced last week the handover of CTPark Castel San Giovanni, in Piacenza, the first logistics asset covering 52,000 square metres, which marks CTP’s entry into Italia and forms part of its plan to invest 1 billion euros in the country over the next five years. However, the development pipeline is extensive, with 70 per cent of investments in the North and 30 per cent in the Centre and South.
“We are developers and operators of industrial and logistics parks. We build new assets from scratch and carry out refurbishment projects on existing facilities,” explains Agostino Emanuele, managing director of Ctp in Italia. “We develop, let and manage properties that remain our own. Today, our properties are leased to around 1,700 clients across 12 countries, ranging from e-commerce firms to supply chain operators. We do not limit ourselves to logistics: we also develop properties for manufacturing companies in sectors such as the automotive, pharmaceutical and high-tech industries. To date, we have made property investments totalling €18.7 billion. Our main market is Central and Eastern Europe, where we have developed over 14.8 million square metres of owned assets.”
Italia has come a long way. “We respond to our customers’ demands and tailor our investments to their needs,” continues Emanuele. Seen from abroad, Italia remains one of Europe’s leading manufacturing powers. We have an office in China and work with Chinese clients keen to enter the European market, choosing Italia as a base from which to launch their manufacturing operations.”
Today, the average yield on cost – that is, the annual return generated by a property relative to the total cost incurred in acquiring and developing it – stands at 10 per cent.
“The new CTPark,” added Emanuele, “which is due to be completed in the third quarter of 2026, ‘has been built to the highest standards of quality, energy efficiency and sustainability. Also in Castel San Giovanni, we will deliver a further 88,000 square metres in December 2026 and an additional 25,000 square metres in February 2027. Our 2027 development pipeline includes around 40,000 square metres in Padua, 17,000 in Novara, 35,000 in Castel San Giovanni (Piacenza), 43,000 in Ferentino (Rome) and the same amount in Alessandria. Our land bank comprises exclusively strategic locations of primary interest, including approximately 2 million square metres to be developed in the Rome area and the same amount in the Milan area. We also regard areas near ports, such as Alessandria and Ravenna, as strategic, as they represent key hubs for logistics flows and for the development of industrial and manufacturing activities.”
