Fs Sistemi Urbani: seven million square metres to regenerate in the south
The Ferrovie subsidiary is working on numerous projects to rehabilitate disused railway areas in a sustainable and connected manner

Seven million square metres of land and buildings to be redeveloped in the South. This is the enormous size of the set of land and buildings managed by FS Sistemi Urbani to be redeveloped, sold, relaunched. A real estate stock made up of assets generally located close to city centres, often near railway lines and stations or other nodes such as ports or motorways, or in central areas whose redevelopment would make it possible to reconnect parts of cities that have hitherto been separated, fostering innovative and sustainable urban development.
An important opportunity for the cities of Southern Italy. FS Sistemi Urbani is the company of the Ferrovie dello Stato Italiane Group whose mission is to provide for the valorisation of real estate assets that are no longer functional for railway operations, with the aim of contributing to the urban regeneration and sustainable development of Italian cities.
In fact, the current activity takes the form of projects that integrate mobility, logistics and urban services, favouring the creation of more connected, efficient and liveable spaces.The Ferrovie Group company always works in synergy with public authorities, supporting territorial planning and contributing to the transformation of cities in a modern and resilient way.
It starts with Napoli Porta Est, which concerns the large area around the railway station of Napoli Centrale. The project involves the disused railway areas of the former freight yard of Corso Lucci, strategically located within the territorial mobility system, which are therefore a candidate to play the role of the city's 'East Gate'.
But the city of Naples itself is also affected by a second major project, located to the west: Napoli Campi Flegrei. In the consolidated urban fabric around the Naples Campi Flegrei railway station and the Piazza Leopardi station, there are disused railway areas covering some 130,000 square metres. Here an urban transformation and infrastructural enhancement project is planned. This is an area where numerous attractions are already present, including the Federico II University, the Mostra d'Oltremare, the Maradona stadium and the Agnano hippodrome. The areas comprise two areas: the via Campegna area, of approximately 90,000 square metres, affected by the project for the L6 metro line station and depot, and the via Diocleziano area, of 35,000 square metres, intended for urban development.
