Green houses, value increases up to 50
Boom in sustainable mortgages in the North-West. Demand for purchase grows and demand for rent falls, green mortgages account for over a fifth of new lending
An energy-efficient house can be worth up to 50 per cent more than an energy-intensive property. This is what emerges from the Restructura 2025 Observatory, conducted by Immobiliare.it Insights with the Turin Polytechnic and Qualis, in view of the 37th edition of the exhibition dedicated to urban regeneration and sustainable building, scheduled to take place in Turin from 13 to 15 November.
According to the analysis, in the last twelve months (September 2025 compared to September 2024), house prices for sale increased by an average of 2.6 per cent nationwide, with an acceleration in the North-West (+3.2 per cent). Demand to buy grew by 12.4 per cent, while demand to rent fell by 16.5 per cent. Supply shows an opposite trend: -1.3 per cent on the selling side and +29.3 per cent for rental properties.
In Turin - the report's case study - the value of renovated and upgraded properties can grow by between 7 and 30 per cent, especially in suburban areas where energy class has a greater impact on price. 'There is a growing willingness to invest in energy retrofits, with environmental and social benefits in terms of comfort and air quality,' the Politecnico di Torino notes.
The trend towards sustainability is also reflected in real estate finance: in the North-West, green mortgages recorded an 87% increase between 2024 and 2025, rising from 11.2% to 20.9% of the total. Nationally, these loans now account for 20.4% of new disbursements, compared to 3% in 2020.
The comparison between 'green' and 'brown' mortgages shows that the former are associated with higher average incomes (39,600 euro versus 33,300 euro) and a lower average age of the contracting parties (36.1 versus 39.1 years). The European taxonomy, transposed in Italy in 2024, has also broadened the range of buildings considered efficient, facilitating access to sustainable credit and 'democratising' the concept of a green home.
