Hotels, redeveloping disused facilities works

The reopening of a disused hotel benefits employment, urban decorum and the redevelopment of the area

Start again with upcycling. Translated, bringing disused structures back to life. This is one of the building industry's bets, which not only concerns residential real estate, but also involves the world of hospitality, called upon to renew itself in the post-Covid period.

And those who bet on it are beginning to reap the rewards. Or so it seems from the last year's results of Aries, a hotel group founded in 2020 that has made building renovation its DNA: in 2024, in fact, the group's revenues rose by 27% and EBITDA by 48%, with a growth trend that remains constant.

"Upcycling, if you like, is a sort of 'industrial' response to ESG requests," explained the group's CEO, Stefano de Santis. "It is an operational model that works. Not only are abandoned structures redeveloped, but with the opening of hotels, the surrounding area is also given a boost, neighbouring companies are moved, services for citizens are increased, and employment is contributed".

Agreeing on the regeneration brought by hotel projects would also be 86% of Italians, according to the study commissioned by Aries to YouGov on the state of the art and challenges for the future of upcycling in the hotel industry. Plans for the recovery of hotel facilities in the suburbs could in fact, according to the sample, benefit the most marginal neighbourhoods; it is important, however, for 48% of those interviewed, to accompany these interventions with adequate services and infrastructures. Basically, however, improvement of urban decorum, real estate revaluation of the area, growth of employment and local allied industries are the expected positive impacts.

In short, the attention is there, yet there seems to be a lack of proper communication. In fact, 43% of respondents consider it a topic that is still little considered, and 31% do not know if there were any regenerated facilities among those they stayed in.

The Opportunities

The redevelopment of the existing building stock can also be an opportunity to strategically reposition hotel structures, called upon by changing demand to be increasingly multi-purpose and less vertical. Extending, for example, to leisure, Mice (Meetings, Incentives, Conferences and Exhibitions tourism), catering and all-round experiences that go beyond a simple stay.

These features are present in the four structures of the Aries group - Living Place hotel Bologna, Hotel villa Pamphili Rome, Ripamonti residence & hotel Milan and Quark hotel Milan -, whose redevelopments have been designed precisely to offer integrated solutions, from conference events to moments of relaxation and entertainment.

"The choice of remaining independent and not affiliating ourselves to a big brand has allowed us to have total autonomy in the renovations," continued de Santis. "Each structure has its own identity. In addition, we are talking about important dimensions - in total there are 1,639 rooms and 9,800 square metres of conference space - that need to be studied calmly, understanding what the specific needs are for each one".

The group's latest project is that of the Quark hotel in Milan, a structure dating back to the 1990s that was closed in 2019 and returned to life in 2023 after an initial renovation that involved rooms and common areas. But the work will last another three years: after the opening of the swimming pools in fact for the summer of 2025, all the conference spaces will be revised, which include 33 meeting rooms including a 1,400-seat plenary and a 600-seat amphitheatre. In the project, which will see a budget of between 3 and 5 million euros, the EvaStomper studio has been commissioned to transform the spaces into high-tech environments capable of responding to any need.
