Home, more than 15,000 euro per year for maintenance alone

In 2025, maintaining a house in Italy will cost, on average, 1,298 euro per month, or more than 15,500 euro per year. But territorial differences are strong: living in a large city in the North can mean spending up to 47% more than in the South and the Islands. This figure emerges from an analysis carried out by Facile.it and Mutui.it on ten sample Italian cities.

Milan is confirmed as the most expensive city: for a 100 square metre dwelling in a semi-central area, the average monthly cost exceeds 2 thousand euro, compared with 707 euro in Palermo, the city at the bottom of the list in terms of overall expenditure. The Sicilian city is followed by Bari and Cagliari, while Rome ranks second among the most expensive, with an average of 1,752 euro per month.

The Mortgage

What has the greatest impact is the mortgage instalment, which can account for up to 86% of monthly expenditure. In Milan, where the average value of the property analysed is €465,000, the monthly instalment exceeds €1,700; in Rome, where the price falls to €410,000, it is still over €1,500.

Among the most expensive cities are Florence (1,102 euro monthly instalment) and Bologna (1,080 euro), while in the South the figures are much lower: 489 euro in Palermo, 619 euro in Bari. Even by opting to rent, costs do not fall drastically: according to Omi data, they are reduced on average by only 6%.

Light and gas

Costs related to utilities (electricity, gas, water) and routine maintenance also vary considerably. In the North you spend on average 29% more than in the Centre, and 48% more than in the South. Milan still tops the league table with almost 300 euros per month, followed by Turin (288 euros) and Genoa (284 euros).

At the other extreme is Cagliari, with 175 euro per month, followed by Palermo (190 euro) and Bari (195 euro). The milder climate helps to contain energy consumption, particularly for heating.

The Tari

The only item that reverses the North-South pattern is Tari, the waste tax. On average, households in the South spend 16% more than those in the North. A significant exception is Genoa, which records the highest value among the ten cities considered: 501 euros per year. It is followed by Naples (482 euro) and Cagliari (465 euro). The tax is lower in Bologna (287 euros), Milan (316 euros) and Rome (394 euros).
