In the heart of Rome, the second Kimpton hotel in Italia
The project is being developed by IHG Hotels & Resorts in a property owned by the Rome Hotel Development Fund, a fund managed by Castello Sgr
Rome is set to welcome its second Kimpton hotel in Italia. The opening is scheduled for 2029; the project has been spearheaded by IHG Hotels & Resorts, and the new hotel will be situated in the heart of the capital, in the Via Veneto area, making it IHG’s third property in the area. The chosen property is owned by the Rome Hotel Development Fund, a fund managed by Castello Sgr, whose sole investor is the 1AM Rome Prime Real Estate Development Fund.
The project will transform an existing building into a luxury lifestyle destination. The property will have 114 rooms and will feature a rooftop bar, a restaurant, an internal courtyard, a wellness area and spaces dedicated to meetings and events. A key feature of the hotel will be the restoration and enhancement of an existing theatre, which will be transformed into a multi-purpose space dedicated to art and events, creating a unique cultural and social hub designed for both guests and local residents. The agreement marks a further milestone in IHG’s expansion in Italia, following the recent milestone of over 50 properties, including those already open and those in the pipeline. Above all, it strengthens the Group’s Luxury & Lifestyle portfolio in Rome, where the hotel will join the nine existing properties, including the InterContinental Rome Ambasciatori Palace and Six Senses Rome, as well as the forthcoming Hotel Alexandra Rome, Vignette Collection.
“Rome continues to be one of Europe’s most attractive luxury destinations, combining international appeal, a rich cultural heritage and rapidly growing demand in the hospitality sector,” comments Willemijn Geels, Vice President, Development, Europe at IHG Hotels & Resorts. “ Italia is a priority market for IHG, which has seen extraordinary growth in recent years: Rome is therefore the ideal location to introduce Kimpton with this exceptional project. Thanks to its prime location, a distinctive design vision and the original theatre concept, the property will bring a new luxury and lifestyle offering to Rome, whilst reflecting the individuality and local character for which the brand is known worldwide.”
The hotel will be Kimpton’s second property in Italia, following the Kimpton Villa Miramare Taormina, and will join the 14 Kimpton hotels currently open in Europe and the six under development. The agreement also strengthens IHG’s growing presence in Italia, where the group has 33 hotels in operation and a further 21 in the pipeline, supporting the expansion of its Luxury & Lifestyle portfolio in Southern Europe and key gateway destinations.
“This transaction reinforces Castello SGR’s focus on the hospitality sector, as we pursue a strategy centred on iconic properties and the creation of experiential destinations designed for a discerning and ever-growing international clientele,” emphasises Giampiero Schiavo, CEO of Castello SGR. “Rome, in this regard, represents a unique destination, currently undergoing a major overhaul of its high-end accommodation offering and still presenting significant opportunities for distinctive and innovative projects capable of generating long-term value for our investors,” he adds.”
