In Trieste, CampusX, Cdp Real Asset and Finint inaugurate a 360-bed student residence

CX Trieste Giulia is the result of the redevelopment of a nine-storey disused building. The structure, already open, houses a total of 290 student rooms, 24 hotel rooms and 2 hostel dorms

Urban redevelopment and student housing of excellence in a former barracks in Trieste. CX Trieste |Giulia", the new 360-bed student residence, was inaugurated yesterday in Friuli Venezia-Giulia's capital city. Managed by CampusX, a well-known operator in the student housing sector, the residence - which is already operational - was realised by the Fondo Housing Sociale Fvg, of Finint Investments (Banca Finint Group), with the contribution of Cdp Real Asset Sgr, as the fund's main underwriter. The other investors are: the Autonomous Region of Friuli Venezia Giulia, local Cooperative Credit Banks and some private operators.

The new student residence, located at Via Dei Bonomo 2, just a short walk from the University of Trieste and the city's historic centre, is the result of a major urban regeneration project that has led to the redevelopment of a nine-storey building, previously used as an office building, and its conversion into a modern and welcoming structure that responds to the growing housing and social needs of a young public. "CX Trieste |Giulia" offers solutions for short and long-term stays for university students and - at the same time - proposes an innovative hotel format, aimed at a young and dynamic public. The structure accommodates 360 beds for a total of 290 student rooms, 24 hotel rooms and 2 hostel dormitories.

The campus spaces are modern, functional and designed to meet the study and leisure needs of students. The common areas designed to stimulate study and sociability are distributed on different levels, starting from the ground floor and basement, and moving up to the fourth floor, and include study rooms, lounges, gymnasium, cafeteria, BBQ area, communal kitchens and play areas, as well as a large terrace equipped for leisure and relaxation.The campus represents a creative, unique space, a set of functions with a distinctive character, and is characterised by a design that blends the two souls of the city: the essential character of the 20th century buildings and the hyperdecoratism typical of Trieste's historical cafés.The renovation was carried out according to high standards of quality and sustainability, contributing not only to improving the housing offer for students, but also to enhancing the university area of the city of Trieste. Particular attention was paid to the energy efficiency of the building, implementing innovative solutions that reduce energy consumption and promote a sustainable environment with a strong focus on the comfort and safety of the building's customers.

The facility was recently declared eligible for funding under the NRP for university residences. At present, preparatory checks are underway for the granting of the contribution, which will apply the facilitation procedures provided for by the call for university housing, which envisage a rate reduced by 15% with respect to the average market value for 70% of the agreed-upon beds and a rate defined by the DSU body (Ardis Trieste) for the remaining 30% of the beds, assigned to capable and deserving students, even if without means.

Pipeline and other openings

The student residence in Trieste represents the tenth CampusX initiative in Italy, which currently has an operating portfolio of nine other facilities with a total of over 6,500 beds between Campus & Hotels. By 2025, three more openings are planned that will expand the offer by a total of 1,000 beds.
The FVG Social Housing Fund, managed by Finint Investments, in addition to the student residence inaugurated today, has in its portfolio 18 Social Housing initiatives in various cities of the region for a total of 660 housing units, of which 555 already completed and 105 under construction.

For Cdp Real Asset Sgr, the majority investor in the FVG Social Housing Fund (more than 75% of shares subscribed through the FIA fund of funds), the Trieste student residence confirms that the city of Trieste is particularly fertile ground for urban regeneration operations that originate from initiatives in favour of the education and welfare of young people.

"In our investment activity supporting residential housing at subsidised rents for off-campus students," said Giancarlo Scotti, CEO of Cdp Real Asset and real estate director of Cdp, "we are increasingly experiencing how education is one of the main drivers of urban regeneration. And Trieste is an important example of this on a national scale'. With more than 75% of the shares subscribed, Cdp Real Asset is the majority investor in the Fondo Housing Sociale Fvg of Finint Investments (Banca Finint Group), which implemented the initiative. The other investors are the Autonomous Region of Friuli-Venezia Giulia, local cooperative credit banks and a number of private operators. The student residence CampusX will be managed.

"With the new student residence," said Mauro Sbroggiò, managing director of Finint Investments, "we are helping to expand (to more than double) the supply of private student housing in the city and favouring the process of regeneration and enhancement of a disused urban area. This intervention, like the others realised by the Fund in the Region, is therefore tangible evidence of how the 3Esse of social housing - social, student and senior housing - are an asset class in which we believe and which confirms our role as catalysts of investments with a strong economic and social impact on the territory".

The president of CampusX, Ernesto Albanese, emphasised the importance of this new facility for both students and the city: "CX Trieste Giulia represents not only a state-of-the-art facility, but also an important urban regeneration project. This campus is the result of a choral collaboration involving the FVG Social Housing Fund, Finint Investments and CampusX, with the priority aim of creating a place whose environment is conducive to students' personal and academic growth".

"CX," added Samuele Annibali, CEO of CampusX, "has become a solid and recognised reality, which continues to expand throughout Italy, focusing on the student experience and offering quality spaces integrated with the urban context. A special thanks goes to Finint, which has believed in our project since 2018, fully supporting our vision".

"The new CX Giulia student residence is the result of an important redevelopment project of a property with previous tertiary use that had been abandoned for some time," Scotti concluded, "so the project fully responded to our investment strategy that focuses on the reuse of existing building stock in order to limit new land consumption. Last month we gave the go-ahead for the sale of one of our large buildings, the former Vittorio Emanuele III Barracks, in favour of the Regional Decentralisation Authority," Scotti concluded. It will become a large school campus and a school and university sports centre, again limiting land consumption through redevelopment that will take place while respecting historical-architectural constraints and safeguarding the biodiversity of the green areas involved in the project.
