A study by the brokerage company on 300 properties in Rome reveals that home staging increases the perception of value by up to 25 per cent and reduces selling time by 40 per cent

Virtual tours of properties under completion and professional home staging increase the perception of value by up to 25 per cent and reduce selling time by 40 per cent. For this reason, Mari Team Immobiliare (a real estate agency specialising in home staging included at no extra cost to the seller) and Netrais (a real estate investment company specialising in urban regeneration) announce the first integrated partnership combining professional home staging, paper sales through virtual tours and home staging in the Capital market.
The service responds to the growing demand for compact housing solutions in a city where more than 50 per cent of purchases and sales involve dwellings up to 85 square metres, according to data from the Real Estate Report 2025 of the Omi (Real Estate Market Observatory of the Italian Revenue Agency).

According to Istat 2023 data, one-person households account for 35.2% of the national total (+26% compared to 2013), while childless couples make up 20.2% of households.
Large families (4+ members) fell to 18.5%, down 15% in 10 years. The average age at first marriage is 33.6 for women and 36.5 for men. The average family size has fallen to 2.3 members: the lowest since the post-war period. Smaller families are no longer looking for classic four-room apartments, but prefer functional two- and three-room apartments, while investors are focusing on properties that guarantee stable returns in a changing market.

The process consists of acquiring larger, hard-to-sell properties, dividing them into 3 or 4 smaller flats, completely renovating them to create modern, functional homes, and putting them back on the market for single sale.

The uses are mainly divided between short term rental [10 per cent], traditional rental [10 per cent] and residential purposes [80 per cent]. The average annual yield is between 4 and 7 per cent, depending on the area and management.
