Ribaudo: 'With 900 five-star hotels by the beginning of 2028, Italy will become the world's second power in premium hospitality after the US'

L’Italia di prepara a superare la Cina nell’ospitalità di lusso. Oggi le destinazioni al mondo con il maggiore numero di hotel 5 stelle al mondo sono gli Usa, Cina e Italia. «Attualmente in Italia ci sono 745 alberghi con 5 stelle e nell’arco dei prossimi due anni ci saranno altre 170 inaugurazioni - spiega Giorgio Ribaudo, Managing director di Thrends, società specializzata nelle business intelligence per l’industria turistica, presentando l’edizione 2025 del Luxury Hospitality Report -. Così l’offerta complessiva di strutture di lusso raggiungerà i 900 alberghi all’inizio del 2028. a fotografia del mercato che fa il report evidenzia per quest’anno 49 inaugurazioni mentre il Cagr (tasso di crescita annuo composto) delle camere offerte dal 2019 cresce del 3,9%. Camere scelte in tre quarti dei casi dalla clientela internazionale: i primi tre mercati di origine sono Germania, Usa e Regno Unito. Sono sei le regioni in cui si concentra la maggioranza dell’offerta: il 63% degli alberghi di lusso è in Toscana, Lombardia, Trentino Alto Adige, Lazio, Veneto e Campania. Per quanto riguarda i ricavi ogni camera disponibile nel 2025 ha genera to un fatturato di 656 euro con un +14% su base annua. Nel 2024 c’è un albergo che ha registrato il più alto livello di ricavi per camera: un milione di euro con un +18% rispetto l’anno precedente. Questo record è stato conquistato dall’Aman Venezia che si affaccia sul Canal Grande, hotel scelto, tra gli altri, da Jeff Bezos per soggiornare in occasione del suo matrimonio. How was 2024
As far as market trends in 2024 are concerned, the Thrends report highlights how demand for overnight stays has reached a total of 283.9 million, slightly exceeding (+1.1%) 2019. This growth is driven above all by customers choosing high-end and luxury hotels, which have exceeded 2019 volumes. Turnover is estimated at 7.8 billion, 20% of the total turnover generated by the hospitality segment. The 2024 ranking by revenue sees Forte Village in Pula in first place with 85.4 million (+35%) followed ex aequo by Borgo Egnazia in Fasano (-2%) and Grand Hotel Villa d'Este in Cernobbio with 73 million (+5%).
Luxury stands out as the most attractive segment for investors, with a growth rate of 18.25, the highest among all categories. In addition, the trend of "total revenue per available room" in premium structures is upward and in July 2025 reached approximately 758 euros compared to 620 euros in January 2023. Added to this is the turnover of food and beverage services and those of other departments, which have a more contained trend. Comparison with other European markets highlights the capacity of structures in Italy to generate a more constant marginality, with a better and higher gross operating margin, reaching 40%, with high and stable profitability compared to other markets such as Madrid and Paris.
