Kerten accelerates development: pipeline of 57 projects and six openings in 2026
The management group focuses on Italy with two facilities, one in Rome and the second in Colere

It is from the development pipeline that Kerten Hospitality's growth trajectory can be read. The Irish group specialising in lifestyle hospitality asset management closes 2025 with 57 projects in the pipeline on three continents and six openings already confirmed for 2026, plus a further deal at an advanced stage of evaluation. A portfolio that reflects a progressive and geographically diversified expansion strategy.
During 2025, the Irish hospitality management group opened Cloud 7 Rome and Colere 1600 by Cloud 7 Hotels. The first project represents Cloud 7's entry into the urban segment, in the heart of the Capital; the second aims to become a new Alpine hub for mountain and outdoor tourism, a short distance from Milan, intercepting a growing demand for leisure destinations with high experiential content.
Among the most important projects under development is the debut in Morocco with Cloud 7 Dersa Tetouàn, housed in the historic Dersa Palace in the Spanish quarter of Tetouan, as well as the progress of the planned resort in the French Les Bordes Estate. At the same time, the group is defining its entry into Kuwait and evaluating further opportunities in the Gulf region, "confirming its interest in high-potential markets with a growing demand for mid-to-high-end lifestyle products," reads a statement.
A strategic addition to the African pipeline is The House Residence Azure Zanzibar, a high-end project developed with Azure United Properties on the Michamvi Peninsula. The resort - 93 ocean view villas, 16 of which are overwater - will open in 2026 and has been designed according to strict environmental sustainability criteria.
The year 2025 closes with a 55% increase in operating revenues and a 44% increase in management fees. In parallel, the group reports a reduction of the Nakhati brand losses by 56% and a marked strengthening of its digital activities, with a 104% growth in web performance.
