Kervis Sgr acquires the Naba campus. The asset management company has, in fact, finalised the acquisition of the building in Via Carlo Darwin 20, Milan, through the 'Canvas' investment fund, managed by Kervis itself. The deal consolidates the company's presence in Milan as a reliable, long-term partner for academic institutions, following its partnership with the University of Milan-Bicocca in the BiM - Bicocca meets Milan urban regeneration project and the purchase of the former SDA Bocconi in Via Balilla.
The asset, with a gross floor area of over 40,000 square metres and more than 27,000 square metres of commercial space, is entirely leased to tenants of primary standing, including Naba, Nuova Accademia di Belle Arti, founded in 1980 in Milan, which offers first and second level courses in the fields of design, fashion design, graphics and communication, multimedia arts, new technologies, scenography and visual arts, for which it issues academic diplomas equivalent to university degrees. Naba has been selected by QS World University Rankings by Subject as the best Italian Academy of Fine Arts and among the top 100 institutions in the world in Art & Design. The remaining portion of the building is intended for multi-tenant offices.
Located just a few minutes from the Porta Genova and Navigli stops, the campus is a virtuous example of an "alternative use" asset with mixed education and office use, in an urban area undergoing major transformation. The building is Breeam "Excellent" certified thanks also to the presence of a geothermal plant, which allows a significant reduction in CO₂ emissions and energy costs, in line with the ESG objectives.
"We are particularly proud," said Giulio Bentivoglio, partner and CEO of Kervis Sgr, "to have completed this acquisition, which confirms Kervis's strategy oriented towards the valorisation of quality assets in high-potential locations, capable of guaranteeing rental solidity and growth prospects."
"The uniqueness of this urban campus, spread over more than 15 buildings, and the incredible history of NABA, whose academic excellence is certified by extraordinary numbers," added Federico Romito, partner and head of acquisitions at Kervis Sgr, "allowed us to structure an ad hoc club deal with leading Italian and European family offices, confirming the growing interest in the education sector, one of the most resilient and promising in the alternative investment landscape.
