Kryalos scores double acquisition of industrial assets in Rome

In the capital, the company, through the Mars fund, finalised the purchase of a 27,500 sqm light industrial building and signed an agreement for another asset under construction

Kryalos Sgr has finalised - through the Mars fund - the acquisition of a light industrial property and signed an agreement for the acquisition of another asset under construction in Rome. Located in the southern area of Rome near Santa Palomba, the light industrial property acquired has a surface area of approximately 27,500 square metres and is connected to the city via Via Ardeatina, one of the main local arteries. The property is currently leased to a major multinational operating in the robotics and automation sector.

This is the second investment transaction carried out by Mars, an alternative real estate investment fund dedicated to last mile logistics, underwritten by funds related to Blackstone and managed by Kryalos Sgr.

The second asset is an 11,400 sqm building under construction and is located in the Guidonia Montecelio area, on the outskirts of Rome and a few kilometres away from the Grande Raccordo Anulare. Developed according to the highest standards of sustainability and energy efficiency, it will be completed in early 2025. Both assets were sold by Idea SGV, a company specialising in logistics and light industrial developments belonging to the Idea Group.

The investments expand Kryalos Sgr's logistics real estate portfolio, which is positioned as the market leader with 236 assets of approximately 4.9 million sqm and an asset under management of more than EUR 3.8 billion.

'These transactions allow us to grow further in central Italy, an area on which we want to focus a lot in our next investments,' said Gianluca Vairani, senior managing director transaction management & head of Esg at Kryalos Sgr, 'and, above all, confirms the great opportunities related to logistics.
