Marylebone Village, sales boom for new complex in metropolitan oasis

According to the Knight Frank agency, half of the flats have already been acquired. Construction is scheduled to be completed by spring 2025 and prices start at £1.85 million

London's most fashionable neighbourhood is called Marylebone Village and a visit to it shows why: despite being a stone's throw from Oxford Street, it is an area that has retained its 'village' air, a quiet oasis in a decidedly metropolitan context. This is why Marylebone has become so popular as a residential area, helped by the large number of small shops, boutiques and renowned restaurants and the proximity of Regent's Park. It is not easy to find flats in a neighbourhood where there are still many Georgian period houses.

It is therefore not surprising that the new residential complex under construction at 100 George Street, created by Native Land in partnership with Derwent London and The Portman Estate, has seen the fastest sales in the whole of central London this year, according to the Knight Frank agency - half of the flats have already been sold. Completion is scheduled for spring 2025 and prices start at £1.85 million.

"The success recorded by 100 George Street is due to first-class design but is not surprising," explains Rupert des Forges, head of Prime Central London at Knight Frank. Marylebone continues to be the area of choice for British and foreign buyers who like discretion.

The complex of buildings on different levels, designed by Hopkins Architects, is inspired by the sober Georgian architecture and has 41 flats of different sizes, from spacious penthouses with rooftop terraces-gardens to pied-à-terre with one bedroom.
The first 'ready' flat has just been completed, furnished with understated elegance by interior design studio Chapman Eugène, to give potential buyers an idea of the interior and space. The almost three-metre ceilings are higher than usual and give a sense of spaciousness, while the choice of colours, from cream to sage to forest green, gives a sense of peace. Furniture is custom-made, such as the pink marble table, or chosen for its look, such as Cassina's Utrecht armchair, a design classic.

"Our aim was to create a new benchmark for luxury residential in London in a perfect setting," says Nicholas Gray, director of Native Land. "Marylebone has long been a favourite destination for all that it offers and for its proximity to Mayfair. Residents of 100 George Street will have access to a private gym, health club and sauna, library, communal lounge, meeting room and cinema room. There will be a doorman available 24 hours a day to ensure security. The complex overlooks a new pedestrianised area with shops and restaurants that is part of the neighbourhood regeneration project by the Portman Estate, owner of the land, which also includes new offices.
