Milan-Cortina, the Games make short term rentals soar: for hosts in the capital city, earnings grow by 589%

Big events, huge opportunities for the hospitality sector: an equation that is also confirmed for the short-term rentals on the occasion of the Winter Olympic Games in Milan-Cortina scheduled from 6 to 22 February. According to the findings of AirDna, the event with its seventeen days of competitions will generate record-breaking activity for Airbnb and Vrbo (Expedia) hosts throughout northern Italy. Here are the details.
The surge in Milan: +589% for host turnover
In particular, it is Milan that has the most relevant numbers: bookings in the city have increased by 319% year-on-year, with over 73,000 nights already booked for the Olympic period. A surge that translates into a considerable increase in turnover: Milan hosts are expected to earn over 12.1 million euros, an increase of 589% compared to the same period last year (from 1.77 million to 12.9 million: an increase of about sevenfold). Employment is also proceeding at a much faster pace than in 2024, with an increase of 23%.
In the city, the Adr ('average daily rate' or average price per night) will peak at €182 on 14 February. On the same day in 2025 the value was EUR 95. An increase of more than 90%.
The impact on northern Italy
The impact is obviously not limited to the Lombard capital alone but extends to the whole of northern Italy thanks to 800,000 tickets already sold for the first Olympics in history with five rings spread across three regions (Lombardy, Veneto and Trentino-Alto Adige). Verona recorded a 211% year-on-year growth in turnover and a 53% increase in employment. In Cortina d'Ampezzo (which hosted the Winter Games seventy years ago), owners of accommodation for short term rentals will see their revenues grow by 189%, in Bormio by 182 per cent. Anterselva recorded an increase in demand of 187 per cent.
