Milan, the Mi.To fund acquires a prestigious building in Città Studi for 25 million

Yet another transaction in the Milanese real estate market, which continues to attract investment. The Mi.To Real Estate fund, managed by Green Arrow Capital in collaboration with Crea.Re Advisory, has scored its third coup since the beginning of the year, acquiring a prestigious ground-floor property in via Bazzini 4, in the district between Loreto and Città Studi.
The transaction, with a total value of approximately EUR 25 million, involves a six-storey building with a total surface area of 4,500 sqm. The strategy focuses on the acquisition of exclusive assets in prestigious urban contexts, aiming at their regeneration and subsequent disposal, including fractional disposal. Specifically, the via Bazzini transaction envisages the renovation of common parts, preparatory to the sale of 40 residential units. With this deal, the Mi.To fund's portfolio rises to eight investments, consolidating an increasingly widespread presence after the recent acquisitions of the trophy assets in Via Vivaio and the property in Via Paracelso.
The structure of the operation
Characterising the acquisition is an articulated financial structure. Crea.Re Advisory acted as the party in charge of structuring the deal, through a real estate securitisation vehicle, which made it possible to aggregate different investor profiles. The Mi.To Fund led the deal as sponsor and underwriter of the junior notes, flanked by partners such as Yeldo, a real estate investment and private credit platform, and Krios Real Estate & Investments.
The investment in Via Bazzini confirms the dynamism of a strategy based on rapid capital deployment. Unlike classic long-term real estate funds, Mi.To focuses on short investment cycles (3-4 years) and high double-digit returns. "Green Arrow Capital's priority remains the enhancement of our investors' capital through rigorous selection and risk management, focusing on high-yield opportunities and exit velocity in the mid-size real estate environment," explains Alessandro Di Michele, partner and general manager of Green Arrow Capital. For the investors in the field, the via Bazzini deal consolidates the Mi.To fund's strategy in the Turin-Milan axis, combining the ability to originate exclusive off-market deals with a rapid deployment of capital and an innovative financial architecture.
