A project that changes not only the pace of university life but also the hospitality on offer. On the area of the former Corni foundry, the new CX Modena Crocetta student residence was officially inaugurated (which Il Sole 24Ore was able to preview about a month ago). Located a few steps away and behind the railway station, in the former industrial area of Crocetta, regenerated thanks to the project promoted by Supernova, CX Modena Crocetta consists of two buildings including a student residence and a hotel. The total investment in the area (student residence, hotel and outdoor area) is approximately 40 million.
Managed by CampusX, the student residence is owned by Fondo Pitagora, an investment fund dedicated to student housing managed by Finint Investments (Banca Finint Group), with the contribution, as the fund's main underwriter, of Cdp Real Asset Sgr (Cassa Depositi e Prestiti Group).
The facility is conceived as an ecosystem designed to accompany the days and nurture the spirit of community. From the study rooms to the common rooms, from the panoramic rooftop (with barbecue grill) to the gymnasium (both the one with the outdoor equipment in the garden and the indoor and panoramic one with all the machines). And then the shared kitchens, furnished laundry and ironing room, playzone and cinema room, over 5,000 square metres of greenery in which to eat, study and form relationships.
In student housing, there will be a total of 313 rooms (for 366 beds), including single rooms (and shared kitchen, approximately 550 euros per month rent), rooms with adjoining kitchen area (650 euros per month rent) and mini-apartments for two roommates (600 euros). However, thanks to an agreement with the regional authority for the right to study (Ergo), around 80 units will be reserved for deserving students without means, with reduced rates from 213 to 237 euros per month, including utilities and services. In addition, a management agreement has been signed between CX and the Municipality of Modena to offer 10% of the places to young people in training and/or young workers in the Municipality of Modena, who will then be able to stay at subsidised rates according to territorial agreements. The campus will be animated by cooking classes, hackathons, yoga classes, parties, language courses and city tours.
Besides the student residence, the hotel part offers the possibility of short stays thanks to 34 rooms with breakfast served in the bar and breakfast room area of the student residence. The residence incorporates over 110 bicycle parking spaces with electric charging stations, reception, security and maintenance services. The building, designed according to Nzeb (Nearly Zero Energy Building) criteria, integrates photovoltaic and solar panels, reducing consumption and environmental impact.
