Mortgages, 4 out of 10 requests come from the under 36s
More than one in three has made use of the First Home Guarantee Fund. The average amount rises, but so does the average property value
The year 2025 has been a good year for the mortgage market, a fact certified by the increase in the main indicators, as revealed by the joint Facile.it-Mutui.it Observatory, starting with the average amount requested by would-be borrowers, grew by 3% year-on-year to EUR 138,538.
Positive, too, were the figures relating to younger people, who - despite the objective difficulties they often have to deal with - represented a fundamental slice of the mortgage sector; in 2025, according to the Observatory, 39% of total requests for financing - almost 4 out of 10, in practice - came from someone under 36 (a percentage up by 7% compared to 2024), while if we look at first home loans, 1 out of 2 requests came from a would-be borrower under 36 years of age. Fundamental in this regard has been the Fondo Garanzia Prima Casa: according to data from the Osservatorio Facile.it, more than one in three (35%) under 36s has made use of the state guarantee to submit loan applications to the credit institution.
In 2025 the average value of the property being mortgaged was about 208,500 euro, stable compared to 2024. However, the average loan term - from 24 to 25 years - and the Ltv (loan to value) increased, from 71% to 73%. The trend in surrenders was significant: the percentage weight of applications decreased by 20% year-on-year, from 29% in 2024 to 23% in 2025.
Prime cases
As regards mortgages requested for first homes alone, it emerges that both the average amount requested has increased - 145,018 euro (+4%) - and the average value of the property: 198,728 euro (+4%). On the other hand, the average age of the applicant (37 and a half years) and the duration of the amortisation plan (26 years) remain substantially stable.
According to simulations by Facile.it and Mutui.it, today for an average loan of 126,000 euro to be repaid in 25 years covering 70% of the value of the property, the best fixed-rate offers available online start from a rate (Tan) of 3.23% with an instalment of 613 euro. As far as variable rates are concerned, today they are the most convenient; the best online offers, for an average mortgage, start from a rate (Tan) of 2.29%, with an instalment of 552 euro, therefore 61 euro less than the best fixed rate.
