Prelios Sgr acquires the former Palazzo della Zecca in Naples with a view to converting it into a hostel

The former Palazzo della Zecca in Naples is set for a new lease of life. Prelios Sgr has acquired the historic building in the city centre through the Primo Re Real Estate Fund, which is wholly owned by the Cassa dei Dottori Commercialisti and managed by Prelios Sgr. The project aims to completely renovate and restore the building – situated in the Pendino district and designated as being of historical and artistic interest – which will be converted into a hostel offering various hybrid accommodation options. According to reports in *Il Sole 24 Ore*, the project is expected to have a total value of around 10 million euros.

This move forms part of the Fund’s strategy to build a high-quality property portfolio with stable, long-term rental income in growing urban markets. The property will be put to income-generating use through the signing of binding agreements with YellowSquare, an operator specialising in hybrid hospitality (hostels, co-working spaces and entertainment hubs) which operates in partnership with Invel Real Estate. Founded by the Coppola brothers, the brand typically acts as a management partner for these properties and has a pipeline of 5,000 beds in Italia and Southern Europe.

Here too, the project envisages the creation of a fully-fledged urban hub open to both international travellers and local residents. According to the plans, the ground floor will house a café and reception area, co-working spaces for professionals and digital nomads, event spaces and a communal kitchen. The redevelopment of the inner courtyard and terrace will enable the former Palazzo della Zecca to become a multifunctional space accessible to the community
