Renting a studio flat or a room in a shared flat? The choice, often constrained by budget, reveals a significant gap. According to the latest study by idealista, renting a studio apartment in Italy costs on average 45% more than a room. In numbers, we are talking about 475 euro per month for a room against 690 euro for a studio apartment.
Everything grows, studios run more
Both real estate products have become more expensive over the past year, although the growth has been less intense in the case of rooms (which have become 6 per cent more expensive) than in studios (with a 20 per cent increase).
The cities in which the gap between studios and rooms is widest are Trieste, where the cost of a studio is 150 per cent higher than that of a room, followed by Palermo (92 per cent), Lecce (85 per cent) and Bari (82 per cent).
In 11 Italian cities, including Catania (70 per cent), Naples (64 per cent), Verona (59 per cent) and Rome (50 per cent), the gap exceeds the national average of 45 per cent. Milan records a difference of 41%, below the average, but remains the most expensive market for studio apartments, with an average rent of 950 euros per month, followed by Bologna (810 euros), Florence and Venice (both 800 euros). Catania (425 euro) and Siracusa (450 euro) remain the cheapest cities.
Room prices
.Monza leads the ranking of cities with the most significant increase in room demand prices (75%), followed by Venice (47%) and Verona (37%). However, in 12 cities, single room prices fell, with the largest reductions in Grosseto (-22%), Siracusa and Rimini (-20% both).
Despite an 11% fall in the price of rooms, due to a 36% increase in supply over the last year, Milan remains the most expensive city for those choosing a shared solution, with an average rent of EUR 675 per month. It is followed by Bologna, with 595 euros, and Venice, with 560 euros. In contrast, the cheapest rooms are found in Reggio Calabria (180 euros) and Caltanissetta (190 euros).
For the production of this report, the idealista/data team analysed the average asking prices for the rental of dwellings (studios) and single rooms in its database during the second quarter, subsequently applying correction factors to determine the final price. and to avoid distortions in data processing, only those towns with a minimum of 25 listings were taken into account.
