Rents, 'express' leases fall
Only 13% of properties are rented in 24 hours. Bolzano in the lead, Milan in strong growth. Down on Rome, Florence and Catania

In the first quarter of 2025, only 13 per cent of rental properties in Italy were let in less than 24 hours. This is according to Idealista's latest analysis, which records a decrease compared to the same period last year, when the share stood at 17 per cent. A figure that signals a slowdown in frenzied demand and greater caution on the part of tenants, after months of strong pressure on the rental market.
The fastest cities
.Among the capitals, Bolzano is confirmed as the city with the highest incidence of express rentals: 42% of the published properties are rented within one day. Milan and Savona follow, both at 33%. Bergamo (32%), Venice and Padua (23%), Cagliari (19%), Palermo (17%) and Rome (16%) also exceed the national average.
Florence, Genoa and Catanzaro are in line with the national average of 13%, while the phenomenon is less present in Bologna (12%), Naples (11%) and Catania (3%). In 24 cities, express rentals did not occur during the period analysed.
Milan shows the strongest year-on-year growth: from 10% in Q1 2024 to 33% today (+23 percentage points). This is followed by Matera and Ragusa (+20%), Lodi (+19%) and Livorno (+18%). Among the main markets, Bari (+7%) and Naples (+3%) are also growing. On the other hand, Rome (-6%), Florence (-7%), Genoa and Palermo (-3%), Bologna and Turin (-1%) are down. The most significant declines were recorded in Lucca and Mantua (-30%).
Provincial data
.At the provincial level, the highest figure comes from Belluno, with a share of 67%, also influenced by the demand linked to the Milan-Cortina 2026 Winter Olympics. This is followed by Bolzano (35%), Trapani (34%) and Arezzo (33%).
