Rome, 45,000 euros per square metre for the sale of a penthouse in Piazza di Spagna

Berkshire Hathaway Homeservices brokered an ultra-luxurious flat, which combines 80 square metres of living space with an equal number of terraces with triple panoramic exposure and one of the most famous views

A penthouse in Piazza di Spagna, with an unparalleled view of the Spanish Steps, has been sold in recent weeks at 45,000 euros per square metre. This is an ultra-luxurious flat, in the heart of Rome and inside a building owned by the same family since around the 1950s, which, in addition to the 80 square metres of living space, has an equal number of terraces with triple panoramic exposure and one of the most famous views of the Eternal City.

"A very successful realisation with a record sum that we finalised first of all because of the context in which the flat is located, and also because of the buyer's love for the Eternal City, an Italian professional," said Francesco Minervini, founder and CEO of Berkshire Hathaway HomeServices | Roma Immobiliare, a subsidiary of the international luxury real estate brokerage group. With this operation, luxury real estate in Rome has reached a new and important milestone, competing with international metropolises," continues Minervini. "Such as New York, for example, where Gucci's penthouse on the 51st floor of the Olimpic Tower, the famous building at 641 Fifth Avenue, sells for around €39,000 per square metre. Or Milan, where prices have reached 24 thousand euros per square metre in the Quadrilatero and 21 thousand euros per square metre in Brera and the Castello-Foro Buonaparte area, or Dubai, where a five-room flat is worth an average of 15 thousand euros per square metre".

The penthouse is composed of an elegant living room with four large angular windows directly overlooking the Spanish Steps, a large double bedroom, with fitted wardrobes and en-suite bathroom with bathtub, a storage room, a large hallway and a separate eat-in kitchen, which can be converted into a second bedroom/study. Finally, there is a splendid terrace of about 80 square metres, from which one can admire the Spanish Steps and Trinità dei Monti.
