Palazzo Talìa, a luxury hotel and the fourth property of the Fresia group, has just been opened in Rome.

A historic Roman palace with centuries of history, once a noble palace and then from the late 1600s a boarding school for needy children to become a school for the aristocracy between 1700 and 1800. The classrooms have been closed since 1999, the year since which there has been a decline of the palace.

Today, the monumental spaces, rented by a Vatican Foundation, have been transformed into stage sets imagined by Studio Luca Guadagnino. The rooms were designed by the interior design studio of Mia Home Design Gallery and Laura Feroldi Studio.

The group was founded in the last century. 'My grandfather founded it,' says President Elia Federici, 'and initially dealt with public and private works before the Second World War. For example, what was then the Federici enterprise dealt with work on the Imperial Forum, buildings and hotel buildings on Cristoforo Colombo before the 1942 Expo, some Post Office buildings and other interventions such as the Bnl headquarters, which is now the Rosewood hotel".

In the hereditary divisions, Elia Federici is responsible for the real estate part. "A few years ago we started moving into the hotel sector," he says, "with the opening of three facilities, one on the Prenestina with 150 rooms affiliated with Hilton, a hotel on the Nomentana with 72 rooms and 20 flats, and a spa on the Tuscan border. The value of the portfolio is EUR 350 million, including assets under group management. We are now landing in luxury with Palazzo Talìa, for which we have invested EUR 15 million. We also have some residences. And we have other openings planned in seaside and out-of-town areas, always in sustainable destinations with large open spaces". The facility, which will have a soft opening on 30 May, will have 26 rooms with the possibility of future expansion. "The Foundation has some neighbouring buildings," Federici continues, "and we have the right of first refusal to lease them.

All rooms are large in size. "We have chosen to preserve the structure and in the classrooms we have created a single room without dividing the space, so the rooms range from 40 to 60 square metres". The suite with terrace is also designed by Guadagnino.

The actual opening will be in September. "We are working on the realisation of a hotel portfolio," he says, "the idea is to use this last structure as a model for the future.
