Senior housing, Invimit receives a rental proposal for Villa Pullè

The 4,810 square metre complex will be redeveloped. Two months still to go for other bidders

The redevelopment project has not even reached the offices of the Superintendency in time for a candidate to come forward: Villa Marioni Pullè, a noble 18th-century Veronese residence surrounded by a park of about four hectares, owned by Invimit, a subsidiary of the Ministry of Economy and Finance, has received a rental offer of 700,000 euro per year.

Not only that: the bidder's proposal also provides for the design and implementation of works to transform the complex into a residence for the elderly, as well as its ordinary and extraordinary maintenance. In short, everything will be borne by the generous operator, except for an unspecified contribution by Invimit to "support the renovation burden", as we read in the note published on the site.

The proposed contract has a duration of 20+5 years and envisages an incremental fee in the first two years of 175,000 and 350,000 euro, rising to 700,000 euro per year from the third year onwards. Operators wishing to submit better offers have 60 days from now.

The agreement with the municipality

The offer arrives about ten days after the joint inspection of the municipal administration, with mayor Damiano Tommasi and deputy mayor Barbara Bissoli, and representatives of Invimit, who signed the agreement between the two actors for the recovery of the villa and the park, which has been in a serious state of neglect for years.

The project announced envisages three phases: an agreement with the schools to allow students from the adjacent hotel institute to safely reach the teaching spaces by creating a safe and pre-defined path in the park; opening up the green space to citizens thanks to the redevelopment already underway; and creating a Silver House in the Villa's rooms. "Upon completion of the redevelopment work," reads the note, "the SGR will sound out potential investors interested in converting the building into a Silver House, a pilot project dedicated to the elderly, also involving the local Hotel Institute, which will offer services and social moments.

The Villa process

The original layout of the garden, dating from around the middle of the 18th century, is the work of the Veronese architect Ignazio Pellegrini. In 1860, the complex was purchased by Count Leopoldo Pullè, who began a series of works on the park, particularly involving the irrigation system, with water taken from the Adige River.

Having subsequently fallen into a serious state of disrepair, the Villa Pullé complex (which is also a cultural heritage site) had for years been the object of attention of the municipal administration, which requested its redevelopment from Inps, the owner until 2018, when the property was transferred to the closed real estate fund i3-Silver, participated by Inps and Invimit's i3-Core Fund, one of whose objectives is the redevelopment of the property through its conversion into residences for the elderly.
