Short-term rentals, the most expensive and cheapest summer destinations in Europe

Summer is approaching and holiday planning is driving up the number of bookings for short breaks around Europe. According to data collected by AirDna (an accommodation statistics and measurement portal that collects data from Airbnb and Vrbo of the Expedia group and over 1.5 million property managers and hosts), demand for June and July is up 17% compared to 2023, while growth in August is 22%.
The most searched destinations
.As for destinations, the countries with the largest year-on-year increase in bookings for the summer quarter are, perhaps surprisingly, not Mediterranean destinations but Northern and Eastern European countries: Finland (+31%), Norway (+30%), Poland (+29%), Germany (+29%) and Czech Republic (+26%). On the other hand, the weakest demand is for destinations that had accelerated strongly last year, such as Portugal (+14%) and Italy (+13%).
The ranking of cities is instead dominated by Munich. With an increase in bookings of more than 50 per cent, the German city - which on 14 June will host the opening match of the European Football Championship - is confirmed as the trend location for summer 2024. Among the growing Italian urban centres especially Milan and Palermo.
Where prices rise the most: Denmark takes the lead
.And the prices? Compared to June-August 2023, running the fastest are the rates charged in Denmark (+27%), Great Britain (+16%), Spain (+14%), Poland (+13%) and Germany (+13%). At the lower end of the scale Hungary (+5%), Norway (+4%), Sweden (+2%), Greece (+1%) and Croatia where summer rates are lower than last year (-3%). Italy is in the middle with a price increase for short rentals that will be 8%, just below the average of the top 20 European markets (+9%).
Highest tariffs: Iceland in the lead
With data compiled by AirDna, it is possible to get a snapshot of the average rates charged in Europe for the coming summer. At the top is Iceland, where an average 264 euros will be paid for a short-term rental between June and August, followed by Munich (261 euros) and Great Britain (260 euros). Two southern European destinations such as Spain (EUR 253) and Greece (EUR 236) are also high. Italy comes in eighth place with 210 euros, followed by Turkey (207 euros). Fares in Eastern Europe are much cheaper: the cheapest is Kosovo (EUR 50). In Albania, a destination that has grown a lot as a tourist destination in the last, one spends 84 euros.
