Short-term rentals, from 2025 Airbnb will block listings without a code

Listings without a national identification code (Cin) will be removed, as of 2025, by Airbnb. The willingness to proceed in this direction was communicated today by the platform to Italian hosts. And it reiterates exactly what had been said in recent months during meetings between the government and the big names in the sector, such as Airbnb and Booking.

Beyond the penalties provided for by law, which have recently been moved forward to 1 January 2025, comes the hardest blow for those who have not yet adopted the anti-avoidance code. "Cin," says Valentina Reino, Head of Public Policy at Airbnb Italy, "represents a simplified and more usable solution for hosts compared to fragmented local regulations, and will allow authorities to have greater transparency on the size of home hosting in different geographic areas. We are delighted to continue working with the Ministry of Tourism in this transition phase from regional codes to the national identification code, with the common goal of a smooth implementation for the benefit of hosts, cities and the country'.

The platform then informed all Italian hosts of the obligation to register with the Ministry of Tourism and of its intention to remove listings without a national identification code (Cin) in 2025. To support hosts with compliance, Airbnb has activated a dedicated helpline in collaboration with the Altroconsumo association, provides regular notifications and reminders via the app, and has launched a campaign to offer guidelines and additional resources.
