Sicily, beach house rents and sales go up. Mondello leads the increases

The high season spares no one: rents and sales are rising throughout Sicily, with the most popular resorts such as Mondello registering increases of close to 10% over last year. Photographing this are data extrapolated by Scenari Immobiliari on some of the Region's holiday areas.

For those looking for a two-room apartment to rent in August, prices start at 700 euro in Castellammare del Golfo and reach 3,000 in Taormina. Levels are also high in Cefalù and Favignana, which start from a minimum rent of 1,300 and 1,500 euro per week respectively, with maximums that can reach 2,800 and 2,900 euro. Rental prices are lower in Giardini-Naxos, San Vito Lo Capo, Mondello and Scopello: here rents start at between 1,050 and 1,100 euro, but reach more than 2,000, reaching 2,700 euro in the case of Giardini-Naxos.

For three-room apartments, requests range from a minimum of 1,100 euro, again in Castellammare, to 3,600 euro in Taormina, which remains among the most sought-after destinations, together with Cefalù and Favignana - whose maximum rents reach 3,500 euro per week -, also due to the quality of services and the liveability of the centre. Prices are lower in Mondello and Scopello, where rents for a three-room apartment do not exceed 2,600-700 euro. But with a clarification for those who choose the former location: staying there this year will cost 6% more than last year. This is the highest increase, exceeding Taormina's 5.8%.

In general, average weekly rents for two- and three-room apartments in August increased by between five and six per cent compared to the same period in 2024, with Castellammare del Golfo alone positioned below five per cent (+4.8%). Tourist demand continues to support values, driven mainly by international demand.

On the purchase front, Sicily remains the focus of interest for those looking for a beach house as an investment or second home to set up income.

Average prices mark increases ranging from 4% in Castellammare del Golfo to 9.8% in Mondello, which is 4.5 percentage points higher than the renowned Taormina, a location that is decidedly more expensive in terms of value per square metre. In the Sicilian city, in fact, a two-room apartment can cost more than a three-room apartment, reaching 12,100 euro per square metre (the minimum value is 3,650 euro).

They are followed in the ranking of increases by Scopello (+7.8%), Giardini-Naxos (+7.6%) and Favignana (+7.5%), which, however, present very different values. The minimum prices for a two-room apartment range from 1,200 euro per square metre in Scopello to 2,600 in Giardini-Naxos, while the maximums reach 4,350 euro per square metre in the case of Favignana.

For three-room apartments, on the other hand, Castellammare ranges from one thousand to 2,500 euro per square metre, more than Scopello, where the minimum and maximum are one thousand and 2,200 euro respectively. Slightly higher values in San Vito Lo Capo, from 1,100 to 2,600 euro, and Mondello, from 1,600 to 3,700. Over 2 thousand euro as minimums, to reach over 4 thousand in maximums, are Giardini-Naxos, Favignana and Cefalù.

Trends

The market for second homes in Sicily remains solid thanks also to the improved management of connections and infrastructure. And even when the best-known locations become prohibitively expensive, the surrounding towns manage to defend themselves well. Where, for example, cities like Taormina or Noto become the prerogative of luxury tourism, neighbouring places like Giardini-Naxos or Marzamemi emerge, more attractive to local tourists. Also among the emerging localities is the area of the Gulf of Castellammare, close to San Vito Lo Capo and the Zingaro Reserve.

Conversely, flows from abroad - also active out of season, with only a break in the January-February period - are more inclined to spend more in exchange for more tourist services.

In recent years, moreover,' report the agencies on site, 'we are witnessing tourist flows from Malta to the Ragusa coast, due to its proximity. Not only that: the Ragusa area,' the operators report, 'is also becoming increasingly attractive to local buyers rooted in the Catania area.
