Stop building work in condominiums with new building bonuses

Strong concerns were expressed by Confedilizia. The condominium body of Confassociazioni has proposed a single percentage at 40 per cent for three years

The news on building bonuses has a negative impact on condominiums. There is "strong concern about the drastic cut in incentives," said Confedilizia president Giorgio Spaziani Testa at a hearing on the budget law. The effect 'will be (in addition to the growth of undeclared work, with obvious risks for safety at work) a significant reduction in interventions, especially in condominiums'.

Sharing the same fears, the president of Confassociazioni's national condominium organisation Federica De Pasquale informed us that she had made a specific proposal, again at the hearing. "The deduction (the renovation bonus) due for 2025, 2026 and 2027 should be raised to 40 per cent of the expenses for interventions on the real estate unit used as main or second home. The percentage would also remain at 40 per cent for interventions in condominiums until 31 December 2027. The spending commitment has been quantified at EUR 16 million more than the government's bonus commitment. The solution, in our view, is sustainable and would put an end to the many inconveniences that have occurred in recent years'.

In condominiums, 'deductions with different rates based on work on the main or secondary dwelling would lead to a blocking of resolutions also in view of another aspect that has not been taken into account: the quorum at second convocation for such work is no longer the simplified one introduced by the superbonus, but goes back to the one provided for in the second paragraph of Article 1136 of the Civil Code (a majority of those attending and at least half the value of the building)'.
