Student Housing, presented the Campus & Hotel CX project in Bologna Navile

The 633-bed facility will be inaugurated in September 2026 and will be located in the Navile district, in the 'ex Fruit and Vegetable Market' area.

CampusX, a company specialising in student housing and short stays enriches its portfolio under management by announcing the design of a new student residence in Bologna to be opened in September 2026. CX Bologna Navile will be built in the Navile district, in the "ex Mercato Ortofrutticolo" area to the north of Bologna's historic centre, just a few minutes from the Central Station and about three kilometres from the University of Bologna, the oldest university in the world. An area that has long been in search of a vocation and on which there have been various recovery initiatives that, over the years, had not been effectively realised.
The initiative stems from the collaboration of CampusX with Techbau Spa, which plays the roles of developer and general contractor. The two companies have already collaborated on the recent realisation of the CX Milan NoM structure, which will open in the first quarter of 2024, equipped with 938 rooms, an impressive 26,000 square metre development and a 70 million euro investment.

In addition to CampusX and Techbau, Teco+ Partners Stp Srl will be involved in the Bologna operation for the architectural design, while the interior design is entrusted to the Rizoma Architetture studio, which is designing under the banner of sustainability, inclusiveness and adaptability that have always been distinctive elements of the CX world. The new facility will cover a gross floor area of 21,342 square metres with a total investment of approximately 70 million euro.

Conceived according to the most advanced standards of energy efficiency and sustainability, CX Bologna Navile is part of a major urban redevelopment project. The project will enrich the offer of services in the Navile district with large green areas, residential buildings, schools, polyclinics and sports centres around Piazza Lucio Dalla, born from the redevelopment of the Nervi canopy. Residents will be able to share a philosophy of living based on the values of sustainability and inclusion, while respecting the identity of the place.

It will be a modern 'U'-shaped building whose architectural elements will consist of a four-storey above-ground structure on the south-west elevation with access from Via Zurlini, while on the east side, along Via Insolera, it will rise five storeys above ground. Three 10-storey towers will complete the architectural design at the two ends of the distinctive 'U' shape, and exactly in the south-east corner. The entire design layout will have an underground access that will accommodate car and bicycle parking spaces and technical rooms.
The accommodation will be divided into single rooms, double rooms and barrier-free single rooms, all with private en-suite bathroom and kitchenette, for a total of 633 beds organised in the following types: 152 beds in 38 co-living flats, each accommodating up to four students, 313 studio-style rooms with bathroom and kitchen, 30 Studio Large rooms with bathroom and kitchen, and 54 double rooms for short stays.
The ground floor will offer glass walls that will connect the internal private environment with the external public space, accommodating communal and meeting spaces, such as study rooms, recreation rooms, gymnasium, dining and relaxation areas.
Student accommodation will be developed on the upper floors, a small portion of which in the south-west corner will be destined for short-term accommodation. Two large panoramic terraces will complete the project, providing outdoor study and sports areas for guests. The roof surfaces will be treated as hanging greenery and will house photovoltaic and solar thermal systems for an energy-efficient building.
The entire project is fully compliant with Breeam's "very good" certification - Building Research Establishment Enviromental Assessment Method - which attests to the use of sustainable practices both in the design and construction phases and in the management processes, guaranteeing a low environmental impact.

2024 was another important year for CampusX and will end with the opening of the tenth CX Campus & Hotel in Trieste.
