Techbau expands into the residential sector and steps up a gear: total investment of over 2 billion
The company led by Marchiori is aiming to close the financial year with revenues of 860 million. It is focusing on the living sector, with 164,000 square metres of projects acquired from AbitareIn and a new dedicated company. Student accommodation, hotels and long-stay accommodation are also in its sights.
Techbau is set to post a turnover of 860 million euros – the highest in its history – with an EBITDA of 100 million. “The aim,” explains the company’s CEO, Andrea Marchiori, to *Il Sole 24 Ore*, “is to continue growing in a sustainable manner”, whilst the group has already launched investments totalling over €2 billion. Underpinning these figures is a strategy centred on two distinct areas: on the one hand, the general contractor, and on the other, the property developer. Among the most significant developments in recent months has been the finalisation of the agreement with AbitareIn. Techbau has acquired 100 per cent of the share capital of 14 special purpose vehicles, which own an equal number of residential projects, almost all in Milan and one in Florence, totalling 164,000 square metres and an enterprise value of 141.1 million. The provisional consideration paid to AbitareIn amounted to 101.3 million: 8 paid as a deposit upon signing, 50.8 at closing, and 42.5 to be settled by 9 September 2027.
Residential: projects in the portfolio
To give this strategy a broader scope, the group has set up a new company dedicated to the residential sector: Techbau New Living. “The aim is not to specialise in small-scale residential developments,” emphasises Marchiori. Projects where the units have already been sold will naturally follow the procedures already in place; for the others, however, we will consider repositioning them according to the potential of each individual area. Some will be allocated to rental accommodation, whilst others will be geared towards the hospitality sector.” The scope of the new company – which has already moved into its new offices on Corso di Porta Nuova in Milan – will therefore extend beyond traditional residential development.
On the other hand, the initiative seems above all to provide a framework for a line of business that is, in fact, already up and running: Techbau has already handed over the final phase of the Novate Milanese project for Cx Living – one of the largest undertaken by the company, comprising over 1,100 beds, the majority of which are for student accommodation, as well as hotel rooms; and is currently working on the 650-bed student accommodation complex in Bologna Campus Navile. One of the most significant regeneration projects in which the group is involved is in the capital.
In Rome, on Via del Crocifisso, near Roma San Pietro station and Vatican City, Techbau is transforming a derelict site into a multi-purpose complex: the Campus San Pietro project, designed by Mario Cucinella, is due to be completed in January 2027 and includes a section dedicated to student accommodation (with 186 rooms) alongside 110 hotel rooms, as well as spaces for cultural activities, services, retail and green spaces.
Even in the purely residential sector, the group has already made its move with two developments both in Rome: Aurelia New Living, on Via della Vignaccia, where 265 flats have been completed and almost all have been sold; whilst in the EUR district, Bombay New Living will comprise 88 flats due for completion in April 2027. The most ambitious project for the new Techbau New Living – also in terms of investment – concerns the acquisition of Trastevere station in Rome. The late 19th-century building was used as a station for the first twenty years, then as railway offices. The project the group is currently working on envisages a hotel, a large spa open to the public on the ground floor, and long-stay accommodation. In Florence, meanwhile, Techbau is pursuing two projects. In Via Masaccio, in the former Telecom Service Centre designed by Michelucci, ‘a mix of long-stay accommodation and a hotel will be developed, though the final concept has not yet been finalised,’ adds the CEO. ‘ On the Lungarno, a property acquired from AbitareIn’s pipeline is currently being repositioned for residential use.”
