Techbau, 100 million plan in Rome for a mixed hotel and student building

The project is by Mario Cucinella Architects. It involves the conversion of a now underused structure in Via del Crocifisso into a 387-bed multipurpose facility with 187 student rooms and 111 hotel rooms.

An urban regeneration operation in the heart of Rome that combines hotel hospitality and residential accommodation for university students. A stone's throw from Vatican City, the new multifunctional building in Via del Crocifisso is an investment by Techbau Spa, designed by the international studio MCA - Mario Cucinella Architects. The value of the investment is significant, exceeding 100 million euro.

The project

The complex will house 187 student rooms and 111 hotel rooms, with a total of 387 beds, creating a hybrid environment that responds to the diverse needs of the market. In addition, there will be restaurants, a gymnasium, a cultural space and a supermarket, all served by 370 underground parking spaces.

The construction of the building is part of a broader process of urban transformation of the Via del Crocifisso area, which aims to give new life to previously underused spaces, concretely improving the liveability and accessibility of the entire neighbourhood. The project pays particular attention to environmental sustainability, through the adoption of low-impact construction solutions, an efficient use of resources, and the creation of modern, safe and ecological infrastructures.

A central element of the project is the construction of a new public square and an equipped garden. The project also provides for a series of urbanisation works, including the resurfacing of the local road system, the upgrading of underground utilities, and the installation of high-efficiency systems.

Via del Crocifisso is located in a strategic area of the capital, perfectly connected thanks to the Roma San Pietro railway station, numerous bus stops, and the Metro Line A, which easily connects to the city's main points of interest.

In addition to Via del Crocifisso, Techbau is present in Rome with two other residential building sites under the New Living brand, one in the Aurelia area and the other in EUR.

The market

Hotels and student residences are among the most dynamic real estate sectors. According to Cbre in the first quarter, hotels in Italy recorded volumes of around EUR 619m (+149%), with intense activity in the value-add segment for high-end and luxury properties. Private capital and family offices contributed significantly, approaching the sector with an increasingly entrepreneurial outlook and developing new product through repositioning or conversion of existing properties. The operation in Via del Crocifisso also follows in the wake of a redevelopment of the existing.

In the residential rental managed by companies (student housing and serviced apartments), the first quarter in Italy closed with more than 200 million investments.

In Rome, just a month ago, Invimit Sgr launched procedures for the redevelopment of former Inps offices on 2,000 square metres of its property, in Viale Trastevere, to be transformed into an 80-room student residence. While the European Investment Fund (EIF, part of the EIB Group) and Cdp Real Asset Sgr (Cdp Group) just over a month ago signed the 300 million co-investment programme for the development - throughout Italy - of social infrastructure for housing: for young people and the elderly. The first operation, with Investire Sgr's (Banca Finnat Group) iGeneration fund, is aimed precisely at bridging the demand-supply gap for student halls of residence.
