Multifamily is increasingly establishing itself as a key asset class in European real estate, driven by the growing demand for flexible and managed housing solutions. According to a recent McKinsey analysis, by 2030 the living sector will represent a major growth area for real estate investment, driven by evolving urban housing needs and the spread of digital- first models.

Tecma, a tech company specialising in digital transformation for real estate, has been chosen by Hines - a global real estate investment, development and management company - as its technology partner for the go-to-market strategy and the enabling of the fully digital rental model. The collaboration takes the form of an integrated ecosystem that spans all stages of the rental journey: from unit configuration to online contracting to managing the rental relationship, simplifying the experience for the end customer and enabling efficient operations at scale.

After the success of Spazio Trivulzio, the first multifamily asset launched by Hines with a full digital approach, the group returns to the market with Casa Villoresi, the second residential rental project managed with Tecma technologies. Located in an urban area undergoing regeneration, the asset offers ninety residential units designed to meet the new needs of contemporary living. Thanks to an integrated system of online configuration, document management, digital contracting and operational team coordination, Hines adopts a scalable, automated model focused on the efficiency of the rental process.

The model implemented by Tecma for Casa Villoresi covers the entire rental cycle: from the go-to- digital market with online configurator, to the booking of the unit, through to the signing of the contract and post-contract management. Each stage is integrated into a single platform, enabling the Hines team to monitor flows in real time, optimise coordination between property and facility management, and ensure a seamless experience for the prospective tenant.

The operation is part of the broader urban regeneration process promoted by Hines in the Milan area, where the redevelopment of disused areas and the transformation of existing assets go hand in hand with the development of new, inclusive and contemporary housing formulas. Multifamily is thus confirmed as one of the key drivers of the Hines strategy, enabled by technologies capable of supporting efficient, user-oriented management.
