The most sought-after villas on the Amalfi Coast, in Sardinia and Tuscany: 58 million for Vietri sul Mare

Next is Massa Marittima, in the province of Grosseto, with a property worth 28 million euros: 34 hectares of land, 35 bedrooms and 25 bathrooms. In Positano, meanwhile, an 800-square-metre villa with exclusive access to the sea is priced at 26 million, equivalent to 32,500 euros per square metre.

Tuscany stands out for the concentration of its property market: according to the analysis, it is the region with the highest number of properties valued at over 10 million euros, whilst Forte dei Marmi emerges as the town with the highest number of properties in this price bracket. It is followed by the provinces of Siena, Grosseto and Lucca.

One of the most distinctive properties on offer is an 18th-century estate in Peccioli, in the province of Pisa, priced at 25 million euros. As well as the main residence, the property comprises vineyards and olive groves, a swimming pool with panoramic views, a tennis court, a lake and even a private airport with a hangar.

The ranking changes when looking at the price per square metre, highlighting one of the characteristics of the luxury property market: the size of the property does not necessarily determine the highest price.

The record highlighted by the analysis is in fact held by a villa measuring just 200 square metres in Porto Cervo, valued at 70,000 euros per square metre. Next come Forte dei Marmi, in the Roma Imperiale area, with prices peaking at 47,500 euros per square metre, Porto Rotondo at 38,462 euros, Vietri sul Mare at 34,118 euros and Positano at 32,500 euros. On Capri, by contrast, prices range between €27,500 and €31,667 per square metre.

It is not only the seaside that commands such high prices. In Desenzano del Garda, a 450-square-metre villa is priced at 41,556 euros per square metre, placing it amongst the highest prices recorded in the analysis outside of seaside destinations.

From the Mediterranean to the lakes

The data reveals a market centred around five major regional areas. The first is the Amalfi Coast, with Positano, Ravello and Vietri sul Mare; the second is the Costa Smeralda, where Porto Cervo, Porto Rotondo, Liscia di Vacca and Cala Granu combine private parks, access to the sea and prestigious architecture.

Tuscany, on the other hand, offers a variety of different markets within its region: from the contemporary villas of Forte dei Marmi to the historic residences of Chianti and the Val d’Orcia, right through to the grand estates of the Maremma. Next come the lakes, with Cernobbio and Tremezzina on Lake Como, Desenzano and Toscolano-Maderno on Lake Garda and Pallanza on Lake Verbano, and finally the cities of art, including Rome, Florence and Venice.

On Lake Como, in particular, Cernobbio holds two places in the top ten, both featuring properties valued at 23 million euros. One is a 1,500-square-metre lakeside villa with a swimming pool and garden overlooking Lake Como; the other is a historic residence of 1,000 square metres with a private jetty, an infinity pool, a panoramic terrace and an Italian-style garden.
