Mortgages: variable instalment could fall from EUR 733 to EUR 670 monthly in one year

The decline in variable-rate mortgages is not yet such as to significantly affect the banks' offerings, and fixed-rate mortgages continue to be significantly more advantageous

Analysing the trend in Euribor futures (updated on 12 July), Facile.it highlighted how the instalment of an average variable mortgage (126 thousand euro covering 70% of the value of the property and with an amortisation plan equal to 25 years) taken out at the beginning of 2022, which reached 733 euro in July 2024, could fall to 670 euro within 12 months, dropping by around 33 euro during the second half of the year and by another 30 euro by June 2025.

The drop in variable-rate mortgages is not yet such as to significantly affect the banks' offerings, and fixed-rate mortgages continue to be significantly more advantageous: looking at the best offers available online, fixed rates start from a Tan rate of 2.81%, i.e. a monthly instalment of EUR 585. Even more advantageous rates for the so-called green fixed-rate mortgages (for class A or B properties): in this case, rates start from a Tan rate of 2.64% with a monthly instalment of €574.
