Vgp invests in Italia. New park in Reggio Emilia and expansion in the Centre-South

Despite the well-known bureaucratic delays and complexities, which often slow down and hinder the realisation of important infrastructure works, Italia still manages to be attractive to foreign groups wishing to invest in the real estate and logistics sector, thanks to its deep-rooted industrial and entrepreneurial fabric that makes it Europe's second-largest manufacturing industry.

It is therefore not surprising that Vgp, a listed Belgian group and European owner, operator and developer of energy-efficient logistics and semi-industrial properties, is interested in our country. Present in Italia since 2018, Vgp Italy is headquartered in Segrate and currently has 11 Business Parks in Emilia-Romagna, Lombardy and Veneto, with over 890 thousand square metres of owned areas and about 243 thousand square metres of leased spaces. After the inauguration of the Vgp Park in Legnano, the company announced the acquisition of a new property in Emilia-Romagna, the Vgp Park Gavassa, in the province of Reggio Emilia, the sixth park developed in this region.

Italia is establishing itself as one of our group's most dynamic development centres,' explain Vgp Italy. After all, it is one of the most important economies in Europe, with a rapidly expanding market, given the growing need for companies to store goods, but also to rely on structures and buildings that meet ESG criteria. Clients from both the industrial and logistics sectors are very interested in renting buildings that are certified in terms of sustainability, and VGP's realisations meet this need. Suffice it to say that the latest park opened, the one in Legnano, and the one in Parma Paradigna, have been awarded the highest Breeam certification, Outstanding level, thanks to their high energy and sustainability standards.

Vgp (which last week reported group-wide results, with a pre-tax profit of EUR 338 million in 2025, an increase of EUR 19 million) intends to invest further in our country. The company is looking for other areas, possibly in the vicinity of cities with more than 100,000 inhabitants and located along major communication arteries. In particular, possible developments in Tuscany, Lazio and Campania are currently being studied.

If the Vgp Italy team (more than 60 per cent of which is made up of technical figures) employs about 20 people, the potential employment impact of the realised business parks concerns more than a thousand employees. The properties are always managed as 50-50 joint ventures with clients (17 in Italia) and built from scratch (greenfield) or by reclaiming and redeveloping land (brownfield), always in close synergy with local administrations. In Italia, as in the rest of Europe, Vgp has a diversified customer portfolio, from logistics to manufacturing.
