Bulgari relaunches in super luxury real estate with Mansions Bodrum
In spring 2027, the 11th resort in Turkey will be opened, with an attached property development with 101 villas from 800 to 2200 sqm; prices from 20 million euro

A privileged location between west and east with an international airport ideal for the arrival of private jets, a beautiful indented coastline with bays, inlets and beaches to navigate, and a mild climate all year round, make the Bodrum peninsula Turkey's most popular tourist destination, particularly in the luxury segment.
Bodrum's real estate market
.In 2025, real estate prices went up a lot (average price per sqm of about 14-18% year-on-year). According to the real estate network Endeksa, the two most desirable areas Yalıkavak and Türkbükü experienced the highest demand and price growth. Sales of luxury villas to foreign buyers increased by about 30 per cent. Growth driven by inflation, the depreciation of the Turkish lira and increasing demand. According to a study involving 14 regions, Bodrum stands out as the most expensive district in Turkey. The average price per square metre is around 220,000 Turkish lira (more than EUR 4,500) and in the luxury segment, monthly rents for villas range between EUR 50 and 60,000 with returns of between 5% and 8% per annum. Investors include Gulf entrepreneurs looking for villas for quiet summer holidays, but also European pensioners attracted by the high quality of life. Also not to be overlooked are Turkish investors who consider Bodrum a safe haven with steady market growth and less volatility than the big cities. For foreign investors investing at least USD 400,000 in real estate, there is also the advantage of applying for Turkish citizenship. The world of high hospitality also plays its part in the reputation of the place. After the opening of the Ritz-Carlton in the heart of the coveted Tilkicik Bay, Mandarin and Aman, among others, have arrived, and projects by Four Seasons (to open in 2026), Cheval Blanc with a design by Foster + Partners, and St.Regis (a hotel with 77 rooms and 32 villas) are underway.
Bulgari Mansions
Among the most exclusive projects is the one with the Bulgari signature. In one of the most uncontaminated corners facing the crystal-clear waters of Göltürkbükü in the Bay of Cennet, the 11th Bulgari Resort (43 rooms and 40 seaside villas after the 10th, the Bulgari Resort Ranfushi in the Maldives, which will open in 2026) will make its debut in spring 2027. But above all it is the launch of Bulgari Mansions Bodrum, a complex of 101 luxury residences developed by Ahen, a company founded by Mehmet Cengiz, chairman of Cengiz Holding, one of Turkey's leading industrial groups active in construction, energy, mining and tourism. Like the entire Bulgari Resort collection, it was designed by ACPV Architects Antonio Citterio Patricia Viel, which then imposes its own rigorous construction process. "The idea we worked on," Patricia Viel details, "was to offer the optimal sense of place with nature (the sea, the landscape, the view) as the real protagonist of the scene, and a living space that would have as little impact as possible. Privacy, respect for the environment and sustainability have always been the guiding concepts of our design. Hence the extensive use of glass with 4-metre high windows, the use of natural materials such as local travertine, wood, stone extracted from local quarries, and all around a nature that in itself is barren, we immediately enriched it with over 10,000 plants". In an area of 68 hectares where everything has been done (infrastructures, roads, access to the sea, etc.) according to the highest standards of sustainability (mobility inside will be by electric vehicles) there are terraced Mediterranean gardens, the resort and the 101 residences. The latter, located on the seafront or on the hills and with 3 to 6 bedrooms (800/2200 sqm with a price tag of 20 to 60 million euro), are designed for a high-profile international community. Residents will enjoy access to the amenities of the Bulgari Resort: from the restaurants (Il Ristorante - Niko Romito, the Japanese Hōseki, the Mediterranean, La Spiaggia, the iconic Bulgari Bar) all overlooking the Aegean Sea with a private pier for access by sea, to a 2,200 sqm spa, two beach clubs, a panoramic amphitheatre for cultural events and the property management service. "Owners of the area since 2012, we promised ourselves that we would only enter the world of luxury hotel and real estate if we realised a unique and special project for our country. For this we wanted a prestigious partner as excellent as Bulgari,' recalls Zeinep Cengiz at Ahen's top management, 'whose excellence and concept of hospitality we have always known. We fully espouse the philosophy of modern elegance and sophisticated lifestyle, we share every day what is defined by the Bulgari team and that of Patricia Viel'.
A collection of hotels & resorts
."The development of our collection stems from our partners' passion and appreciation for the Bulgari brand," echoes Silvio Ursini, Bulgari Group Executive Vice President, "which is much loved and followed around the world. It happened in Bali, Tokyo, Dubai and so on. Even in Bodrum we were urged to share the development of a unique place where we bring Italian taste in all its declinations from style to service to taste. The successful experience in Dubai real estate made us realise that we could repropose the formula in Turkey where the demand for luxury villas is very high and then we will do it in the Bahamas (planning 50 villas) and Abu Dabi (planning 90 villas) where we will open in 2029 and 2030 respectively".
As Ursini explains, at the Bvlgari Resort in Dubai, a residential community has been developed over the years around the Bulgari Marina and Yacht Club. It initially comprised six buildings with 170 flats and 11 villas, to which nine lofts and seven Ocean Mansions have been added, and in 2027 the Bulgari Lighthouse, a tower on the sea with 31 flats, will be completed. This expansion has a positive impact on the division's revenues as royalties on real estate projects are much higher than on the hotel business. According to market sources in Dubai, the 2200 sqm Penthouse was sold for 110 million dollars.
